A full-cycle poultry complex located in the northern part of Mykolaiv Region, close to Kirovohrad Region and approximately 120 km from the Port of Mykolaiv, is offered for sale.
The enterprise represents a single integrated production platform combining broiler farming, poultry slaughtering and primary processing, compound feed production, cold-storage and warehousing facilities, a quality-control laboratory, as well as administrative, transport and energy infrastructure.
The complex was acquired in 2013, with production operations launched in 2016. The slaughtering facility was commissioned in 2021. The core poultry farming operations remain active, while the slaughtering facility has been temporarily suspended since 2023. The suspension is not related to any loss of equipment functionality: additional upgrades to the refrigeration system are required for the facility to reach its designed capacity.
The total production site covers 15.6 hectares, of which:
The total area of permanent buildings and structures is approximately 21,100 m². The complex includes 10 poultry houses, a slaughtering facility, a compound feed plant, administrative premises, warehouses, utility buildings, a repair and maintenance base, electrical substations, a water tower, wells and other infrastructure facilities.
The site includes 10 poultry houses with a total area of approximately 16,400 m². Current production is carried out in four fully equipped buildings, while two additional premises can be commissioned following additional equipment installation.
Key production indicators:
The poultry houses use a floor-rearing system. Climate-control, ventilation, feeding and watering systems manufactured by SKOV, Codaf, Landmeco and other European suppliers are installed.
The birds are raised on plant-based feed without the use of animal meal or growth stimulants, creating a foundation for future Halal certification.
The slaughtering facility was commissioned in 2021 and is equipped primarily with Polish and Ukrainian machinery.
Key specifications:
The slaughtering facility’s capacity exceeds the potential volume of poultry raised internally. Additional utilisation can be achieved through the purchase or contract processing of poultry supplied by third-party farms.
The site includes its own compound feed plant designed to meet the enterprise’s internal feed requirements.
Key specifications:
In-house compound feed production allows the enterprise to control feed formulations, quality and feeding costs, which represent the largest component of operating expenses for a poultry business.
The complex has a well-developed energy supply system:
The combination of grid electricity, backup generators and solar generation increases the enterprise’s energy autonomy and reduces the risk of production disruptions.
The asset also includes:
An investment programme with an estimated value of €375,000 has been developed to fully restore operations at the slaughtering facility, increase farming volumes and prepare the enterprise for export.
The programme includes:
The key component is the installation of a modern refrigeration system incorporating Bitzer compressors, a Güntner condenser, film-type cooling units and a Carel automation system.
The enterprise holds veterinary permits and environmental documentation and operates its own quality-control laboratory. HACCP has been partially implemented, while ISO 22000 and Halal certification are included in the modernisation programme.
Potential export markets include:
Completion of the certification process and commissioning of the modern refrigeration system could transform the enterprise into an export-oriented poultry meat production and processing platform.
According to the seller’s conservative financial model:
Estimated total investment required from the buyer:
The projected payback period is approximately 4–5.5 years, depending on the utilisation level of the production facilities. All financial indicators are projections and are subject to confirmation during comprehensive due diligence.
A 100% interest in the enterprise is offered for sale. The transaction may be structured as either an asset deal or a share deal, with the final structure to be determined following legal and financial due diligence.
The asking price is $3,500,000.
The owner is prepared to support the new investor for 6–12 months following completion of the transaction.
The exact address, legal name of the enterprise, title documents, equipment list, CAPEX plan, financial materials and an extended photo and video archive will be provided to qualified prospective buyers following confirmation of interest and execution of an NDA.
